Option one
Soft washing
Low pressure with a cleaning solution that does the work chemically rather than by force. This is what every Colorbond roof gets, because high pressure damages the coating and Colorbond specify low pressure cleaning to keep the finish intact.
It is also the right call on older or brittle tiles and painted roofs, where high pressure risks stripping the surface or forcing water underneath.
Option two
Pressure cleaning
High pressure water that strips heavy build-up back to bare tile in one pass. For sound concrete or terracotta tiles with serious lichen, and it gives the most dramatic immediate result.
Tile only. It is harder on the surface, so it is not right for every roof, and we will say so if yours is one of them.

Plenty of companies will tell you this is yearly maintenance. We do not think that is true, and we would rather say so than sell you a job you do not need.

It depends on size, height, access, how much lichen is on there and which method suits the roof. There is no honest flat rate for it. Send your address and you get one set price back rather than a range, usually within 30 minutes during work hours.
What happens to my gutters?
Whatever comes off the roof ends up in them, so we clear that out before we leave. If yours have not been done in a few years they are a job in their own right, and we will tell you what that costs rather than assume you want it.
Will pressure cleaning damage my tiles?
On sound concrete or terracotta tiles, no. On older, brittle or painted roofs it can strip the surface or force water where it should not go, which is exactly why we soft wash those instead. We can see the roof type and condition on satellite, and we tell you which method we would use and why when we quote.
How long does it take?
Four to six hours for most homes. Larger or double storey properties take longer, and we give you the expected window when you book.
Do I need to be home?
No. We need access to the yard, somewhere to park, an outdoor tap and a power point. Close your windows before we start, or let us know and we will check them.

Can I bundle it with windows or a driveway?
Yes, and it works out cheaper. Booking more than one service takes 5% off the whole price, and one visit means one call out instead of two.
How often should a roof be cleaned?
Growth returns over roughly twelve months in Perth, but we do not think that means yearly cleaning. Do it when the lichen has become invasive, when it looks bad enough to bother you, or before you sell. Cleaning a roof more often than it needs takes life off the tiles.
Do you clean Colorbond and metal roofs?
Yes, and Colorbond always gets soft washed rather than pressure cleaned. That is what Colorbond specify, because high pressure damages the coating and shortens the life of the roof. We can see the roof type on satellite, so you do not need to tell us.
Can you fix the problems you find up there?
Cracked or slipped tiles we replace while we are up there. Anything bigger we photograph, tell you plainly, and give you a price for or point you to the right person. Either way the decision stays with you.
What if my roof is too fragile to clean?
We will say so before starting rather than risk breaking it, and there is nothing to pay. Sometimes a soft wash is still possible where a pressure clean is not.
What happens if it rains?
We ring you and move the job to the next suitable day. No charge for a reschedule and no need to chase us.
