Licensed trade work. No electrical, no plumbing beyond a washer in a tap, no roof restoration or structural repair. If something needs a licensed trade we will tell you and photograph it, so you can get the right person in before settlement rather than have it come up in a building inspection.

What moves the needle

Not everything is worth doing before a sale. These are the jobs that change how a property reads, in rough order of impact for the money.

  • The driveway and front pathThe first thing anyone walks across on the way in. Usually the biggest visual change for the smallest spend.
  • The roof, if it has gone darkA lichen-covered roof reads as a house that has been neglected, and it is visible in every aerial and street shot.
  • Windows, inside and outClean glass makes every room read brighter, and it is one of the first things people notice from inside.
  • The yard and the bedsOvergrown reads as work. Mulched beds and cut edges read as looked after, even if nothing else changed.
  • Gutters, for the inspection more than the photosNobody comes to look at a gutter. But a building inspector does, and blocked gutters raise questions about what else was left.
  • Showers and wet areasThe rooms buyers scrutinise hardest, and the ones where a build-up of soap scum does the most damage to an impression.

Does a cleanup get you a better price?

Nobody can promise that, and anyone who puts a percentage on it is guessing with your money. Three things we think are true.

It gets the listing more attention

Buyers scroll listings in a couple of seconds. A clean roof, a clean driveway and bright windows stop the scroll, and a home open with fifteen people in it feels different to one with three.

It closes down a line of thinking

The one that matters. A buyer who sees blocked gutters and a lichen-covered roof starts wondering what else has been left, and that question follows them through every room and into their offer.

It gives them nothing to negotiate with

Visible neglect is leverage. It gets pointed at during negotiation and written into building inspection reports. A property with nothing obviously wrong is harder to talk down.

What we will not tell you. That a cleanup adds a specific percentage to your sale price. Too many things move a price at once for anyone to isolate ours, and we are not going to invent a number to sell you a job.

How much does a pre-sale cleanup cost?

It depends entirely on the size of the property, its condition and how much needs doing, which is why we walk through it rather than quote blind. Some homes need three or four things sorted. Others need the whole property brought up to presentation standard inside and out. You get one set price for the agreed scope before anything starts.

Why do you need to visit when your other services do not?

Satellite imagery shows us a roof and a driveway. It cannot show us the inside of a shower, what is stacked down the side of the house, or the state of the garden beds. Guessing at that would mean a price that changes on the day, and we would rather not do that to you.

How far in advance should I book?

Ring us as soon as you know when the place needs to be ready. The earlier you call the more likely we can fit you exactly where you want, though we do our best with short notice too.

Do you clean inside the house as well?

Yes. Showers, bathrooms, full house cleaning, windows inside and out. Anything to do with how the property presents, we can handle in the same booking as the exterior.

Is bundling cheaper?

Yes, for a straightforward reason. A crew turning up once and working through a property costs less to run than four businesses each setting up and packing down on their own day. We pass that on rather than keep it, and booking the interior and exterior together comes in cheaper than booking them apart.

Do I have to take the whole package?

No. Plenty of people book two or three things and do the rest themselves. We will still tell you on the walkthrough what we think matters most, even if you only take part of it.

Can you fix things around the house too?

Small things, yes. Dripping taps, touch-up paint, odd jobs and minor landscaping. Anything needing a licensed trade, meaning electrical, plumbing or structural work, we will not touch, and we will tell you plainly so you can get the right person.

Will it get me a better price?

We will not put a number on it, because too many things move a property price at once for anyone to isolate ours. What we can say is that presentation affects how many people click your listing, how a home open feels, and whether a buyer starts wondering what else has been left. Anyone quoting you a percentage on this is guessing with your money.

What if the place is already in good shape?

We will tell you. Half of what a walkthrough does is ruling out jobs that will not change a single offer. We would rather quote you three things you need than ten you do not.
